NOTICE UNDER ARTICLE 13 OF APPLICATION FOR PLANNING PERMISSION
Proposed development at: Avon House Estate, Oxford Street, London, W1C 1JN (comprising: 20 Stratford Place/360-366 Oxford Street, 4 Gee’s Court, Coin House (2 Gee’s Court) and Swan House (17-19 Stratford Place))
Notice is given that an application is being made by: Prudential Assurance Company Limited
For planning permission in respect of: Redevelopment of the city block bounded by Oxford Street, Gee’s Court, Barrett Street and Stratford Place, comprising the deep retrofit, refurbishment and extension of Coin House (2 Gee’s Court) and 20 Stratford Place/360-366 Oxford Street (Grade II listed), substantial demolition, alteration and redevelopment of Swan House (17-19 Stratford Place), and the demolition and replacement of 4 Gee’s Court. The proposals include an infill extension within the central courtyard and rooftop extensions across the site to provide accommodation over basement, ground and eight upper floors, together with terraces, greening, photovoltaic panels and associated plant enclosures above roof level.
Associated external and internal works include alterations to façades, fenestration and access arrangements.
The development will facilitate the enlargement, enhancement and rationalisation of the existing buildings to provide retail (Class E), office (Class E) and food and beverage uses (flexible Class E and/or Sui Generis).

Any owner of the land or tenant who wishes to make representations about this application, should write to the council by: 28/10/2026
In the event that an appeal is made against a planning decision of the Council, and the appeal then proceeds by way of the expedited procedure under the written representation procedure, any representations made by the owner* or tenant** to the Council about this application will be passed to the Secretary of State and there will be no opportunity to make further representations. Any owner or tenant wishing to make representations should do so by the date given above.
* “owner” means a person having a freehold interest or a leasehold interest, the unexpired term of which is not less than seven years.
** “tenant” means a tenant of an agricultural holding any part of which is comprised in the land.
