NOTICE PUBLICISING A PROPOSED APPLICATION FOR A DEVELOPMENT CONSENT ORDER

Notice is hereby given that SLOUGH HOLDINGS UK LIMITED (a wholly-owned subsidiary of affiliated investment funds managed by SDC Capital Partners, LLC) (“SDC”) of 103 Mount Street, London, United Kingdom, W1K 2TJ intends to apply to the Secretary of State for an order granting development consent (“DCO”) under section 37 of the Planning Act 2008 (the “Act”) to authorise the construction and operation of the SDC M40 Campus (the “Project”).

The Project comprises the development of a state-of-the-art data centre campus, with supporting energy infrastructure, extensive landscaping and biodiversity improvements. It is proposed on a site located in Buckinghamshire, immediately north of the M40 motorway and south of the A40 Oxford Road, to the east of Beaconsfield and to the west of Gerrards Cross. The Project includes several inter-related components:

1. Data Centre Campus

The proposed data centre campus comprises up to three hyperscale data centre buildings (including server halls and cooling technology), with a total IT load of approximately 300MW.

2. Power Supply

Two potential scenarios for power supply to the data centre campus are being considered:

• Scenario 1: Provision of an on-site gas-powered energy centre with generating capacity of approximately 200MW (designed to be decarbonisation-ready), followed by eventual connection to the wider grid network; or
• Scenario 2: A direct supply from the existing overhead transmission lines that run along the northeast of the site, through provision of an on-site 400kV substation and up to two new pylons.

In both scenarios, a central 132kV substation would be required to reduce higher voltage electricity to a level suitable for use by the data centre campus.

The power strategy for the Project also currently includes a proposal for an interim substation that would provide around 35MW of power to allow the first data centre building to be brought into operation in phases.

3. Associated Development

The Project includes associated development necessary to support the construction, operation and resilience of the data centre campus and power supply infrastructure. This includes landscaping and biodiversity enhancements, vehicular access works, improved pedestrian access and public amenity.

The Project is an Environmental Impact Assessment (EIA) development under the Infrastructure Planning (Environmental Impact Assessment) Regulations 2017. An Environmental Statement will therefore be submitted as part of the application, which will contain information about the environmental effects of the Project.

To cover printing costs, a reasonable copying charge may apply, to be paid by the recipient, up to a maximum value of £100 for the whole suite of documents, plans and maps.
