Notice Under The Town And Country Planning (Environmental Impact Assessment) - Regulations 2017 ("Eia Regulations") And The Town And Country Planning (Development Management Procedure) - (England) Order 2015 (‘DMPO’)

Proposed Development At: Stoney Wood Quarter, The Fairway, London, NW7 3HJ

On 12 December 2025, planning application (Council reference 25/2743/FUL) was submitted to THE LONDON BOROUGH OF BARNET by Stoney Wood Property Developments Ltd (‘the Applicant’) for the following development.

"Redevelopment of the site to provide new buildings up to six stories in height, comprising up to 463 residential units (Use Class C3), with ancillary flexible amenity and commercial facilities (Use Class E), along with hard and soft landscaping, new public squares and play space and associated residential amenity, car and cycle parking, waste and recycling storage, plant and other infrastructure. (This is an EIA application and is accompanied by an Environmental Statement). The Application was accompanied by an Environmental Statement (ES) in accordance with the EIA Regulations."

On 30 March 2026, the Deputy Mayor for Planning, Regeneration & the Fire Service, acting under delegated authority, issued a direction to THE LONDON BOROUGH OF BARNET under Article 7 of the Town and Country Planning (Mayor of London) Order 2008 and the powers conferred by Section 2A of the Town and Country Planning Act 1990 (as amended) that the Mayor will act as the Local Planning Authority for the purposes of determining the Application. Subsequent to that direction, the Applicant has submitted to the Mayor, revisions to the Application, including:

Internal layout changes as a result of detailed design development;
- Façade development and other external changes as a result of detailed design development;
- A reduction in cycle parking quantum and location;
- Revised split of ancillary residential and commercial uses
- Additional technical information

The Applicant has submitted further updated information under Regulation 25 of the EIA Regulations in relation to the Environmental Statement (ES) which accompanied the Application necessitating a further 30-day consultation on the changes. Hard copies of the revisions to the Application detailed above can be inspected by members of the public between 8:30am – 5:30pm on Mondays to Fridays until 27 September 2026 at: Greater London Authority, City Hall, Kamal Chunchie Way, London, E16 1ZE.
