RE-ADVERTISEMENT FOLLOWING SUBMISSION OF REVISED DETAILS
Proposed development at: Land North of Railway and East of Henley Road, Ipswich, Suffolk
I give notice that Crest Nicholson Eastern is applying to Ipswich Borough Council for the subsequent application in respect of Submission of Reserved Matters (appearance, layout, landscape, and scale) for Phase 4a (Part of Phase 5 and 6 of the approved Phasing Strategy), and revised details for part of Country Park Phase 6 and Phase 7 (to accommodate changes to the paths), of the development at Henley Gate comprising roads, shared cycle and pedestrian path, open space, landscaping, drainage, pumping station and other associated infrastructure works pursuant to Outline Planning Permission IP/16/00608/OUT comprising up to 1,100 dwellings, local centre, country park, open space, sustainable urban drainage systems, landscaping, infrastructure and engineering works, and 2 no. access points from Henley Road and provision of access points for pedestrian/cycle bridge and vehicular bridge over railway. The Application also seeks to part discharge Condition 26 (Arboricultural Method Statement) of IP/16/00608/OUT in relation to Phase 4a. IP/16/00608/OUT was an EIA development and an Environmental Statement was submitted with the application under the Town and Country Planning (Environmental Impact Assessment) (England and Wales) Regulations 2011 (as amended) (Revised Description).
Revised documents and plans have been received to the above application on the 19th August 2026. These include:

• Revised and updated drawings as listed in Appendix B of the Planning and Reconciliation Statement Addendum (August 2026)
