REASON FOR INQUIRY

Appeal by Persimmon Homes (Midlands) Ltd against the refusal to grant planning permission by Central Bedfordshire Council as Local Planning Authority for Full Application for the erection of 170 dwellings, including new access roads, landscaping, open space, SuDS attenuation and other associated infrastructure and engineering works at Land South of Steppingley Road, Flitwick.

An Inspector appointed by the Secretary of State will hold an Inquiry opening on 20th January 2026 at 10.00am and is scheduled for 8 days, consisting of the 20th to 23rd January 2026 and 27th to 30th January 2026.

The Inquiry will be held as an In Person event run by Central Bedfordshire Council for the 20th to 23rd January 2026 (starting at 10:00am each day) which will take place at:

Central Bedfordshire Council, Priory House, Monks Walk, Chicksands, Shefford, Bedfordshire, SG17 5TQ

Any event sessions on the 27th to 30th January 2026 will be held as a Virtual event only (starting at 10:00am each day), via Microsoft Teams run by Central Bedfordshire Council.

When contacting the Appeals Team, it would be helpful if you could confirm whether you want to take an active part in the proceedings or attend only as an observer. This information will need to be provided to the Planning Inspector.
