COMPULSORY PURCHASE ORDER NO 1 2025

COMPULSORY PURCHASE OF LAND IN THE

LONDON BOROUGH OF ENFIELD

  1. Notice is hereby given that the Mayor and Burgesses of the London Borough of Enfield (‘the Acquiring Authority’) has made the London Borough of Enfield (Joyce and Snell’s Estate Regeneration) Compulsory Purchase Order No 1 2025 under section 17 of the Housing Act 1985. It is about to submit this order to the Secretary of State for Housing, Communities and Local Government for confirmation, and if confirmed, the order will authorise the Acquiring Authority to purchase compulsorily the land described below for the following purposes:

    (i) to facilitate the demolition of the Wadham House block;

    (ii) to facilitate the delivery of a qualitative and quantitative gain in housing in that location;

    (iii) to unlock delivery of the wider estate regeneration for the Joyce and Snells Estate; and

    (iv) overall to facilitate the improvement of that part of the Joyce and Snells Estate.

  2. A copy of the order and of the accompanying map have been deposited and may be seen at the following venues:

    (i) Boundary Hall office at 7 Snells Park Edmonton N18 2SY (Tuesday to Thursday between 9.30am and 5pm) and

    (ii) Enfield Council Civic Centre at Silver Street Enfield Middlesex EN1 3XA (Monday to Friday between 9am and 5pm)

  3. The order documents are also available for inspection on the Acquiring Authority’s website at https://www.enfield.gov.uk/joyceandsnells

    . Hard copies will be provided upon request.

  4. Any objection to the order must be made in writing to Secretary of State for Housing, Communities and Local Government, Planning Casework Unit, 23 Stephenson Street, Birmingham, B2 4BH or by email to pcu@communities.gov.uk before 19th December 2025 and should state the title of the order, the grounds of objection and the objector’s address and interests in the land.

    DESCRIPTION OF LAND

    All interests except those already owned by the Acquiring Authority in the order land comprising flats and premises in the Wadham House block, College Close London N18 2XT in the London Borough of Enfield as shown edged red on the order map.
