Notice is hereby given that McCarthy & Stone Retirement Lifestyles Limited (the Appellant), has appealed the refusal of planning application number 24/02755/FUL and has invited the appointed Inspector to determine the Appeal based on revised plans, presented in an effort to address a part of the District Council’s first reason for refusal, specifically:

“The proposed development, by reason of its scale, amount, massing and design would result in an overly bulky, cramped and contrived form of development which represents an over-development of the site and fails to respect local character and distinctiveness.”.

The revisions involve:

  • Existing pitched roofed dormers to remain pitched but designed to a style which the Appellant believes is sought by the Council.

  • The removal of all flat roofed dormers and half dormers and replacing these with pitched roofed dormers.

  • Replacing the wider flat roofed dormers and half dormers with a smaller pitched roof version.

  • Replace flat roof double half dormers with single pitch roofed dormers.

In making such a request, it is essential for the Appeal Inspector to ensure that no one who has expressed an interest in the application and/or appeal process or who may be affected by the changes, has been prejudiced in any way. Therefore, please note the intention to amend and make fully aware of the intention of the Appellant, hence the reason for this notice.

The original plans along with the whole application and appeal documentation are available for inspection on West Oxfordshire District Council’s web pages under planning application number 24/02755/FUL.

Please note, the decision as to whether to accept further written comment or to speak at the Hearing, rests solely with the appointed Inspector. These revisions are being proposed by the Appellants - McCarthy & Stone Retirement Lifestyles Limited and are not proposed by the Council.
