Notice is hereby given that the Secretary of State has accepted an application made by SEGRO Properties Limited of 1 New Burlington Place London W1S 2HR (‘the Applicant’) for a Development Consent Order (‘DCO’) under Section 37 of the Planning Act 2008 (‘the Application’). The Application was submitted on 15 October 2025 and was accepted for examination on 12 November 2025.
The Planning Inspectorate reference number is BC0410001.
Summary of the Main Proposals
The DCO would authorise a second phase of the existing SEGRO East Midlands Gateway Logstics Park, a rail freight interchange and logistics development (‘the Project’). The Project comprises the following works:
• Construction of up to 300,000m2 (GIA) of logistics and advanced manufacturing buildings with an allowance of up to 200,000m2 for internal mezzanines;
• Construction of new road infrastructure and works to existing road infrastructure;
• Construction of a new bus interchange terminal;
• Construction of HGV parking;
• Structural landscaping and open space, including alterations to public rights of way;
• Creation of a Community Park; and
• Upgrade of the existing East Midlands Gateway substation.
The DCO would authorise the compulsory acquisition of land, interests in land and rights over land, and the powers to use land permanently and temporarily for the construction, operation and maintenance of the Project.
The DCO would make provisions in connection with several ancillary matters such as the stopping up of existing highways and private means of access in the vicinity of the route, and the classification of highways.
Environmental Impact Assessment
The Scheme is Environmental Impact Assessment development (EIA development) as defined by
The Infrastructure Planning (Environmental Impact Assessment) Regulations 2017. The Application is therefore accompanied by an Environmental Statement.

Making representations about the Application
Any person may make a relevant representation on the Application to the Secretary of State (including giving notice of any interest in, comment on, or objection to the Application) by registering with the Planning Inspectorate as an Interested Party. The period during which you can submit a Relevant Representation to the Planning Inspectorate begins on 27 November 2025 and will end on 9 January 2026.
Representations must be received by the Planning Inspectorate by 23:59 on 9 January 2026.
All representations must include details of the maker’s name, address and telephone number, along with full details of any interests in, or objection to, the application. Please ensure that you quote reference number BC0410001 in all correspondence with the Planning Inspectorate about the Application.
