What is planned?

PRE-APPLICATION PUBLIC CONSULTATION

=​The Proposal

Commercial development comprising 8no. industrial units, 1no. bio-methane plant and 1no. car parking lot. Development includes use of the approved access at Sandholes Road and a new access from Dungannon Road; car parking and yard areas; landscaping; and all other associated site and access works.



=​Site Location

Lands between Sandholes Road and Dungannon Road, including 5 Old Loughry Road; c.175m SE of 20 Sandholes Road; c.200m SE and c.400m south of 17 Strifehill Road; and c.60 metres NW, to rear of 1 to 3 Killycolp Road, Cookstown.



We have conducted a Pre-Application Community Consultation for the above proposal. An in-person drop-in event was held at The Greenvale Hotel, 57 Drum Road, Cookstown, BT80 8QS on Tuesday 3rd June 2025 from 2:00pm to 7:00pm where attendees were able to view display boards for the proposal and provide feedback via printed comment cards. Members of the consultation team attended the event to answer any questions that local residents and businesses had, and to collect feedback on the proposal.





=​Consultation Website

In line with new regulations regarding the community consultation process, a dedicated and bespoke website (

www.sandholesconsultation.co.uk

) will be live from Monday 29th September 2025 for interested parties to view the consultation documentation and site proposals as well as leave feedback via an online comment card. This will be kept up to date and will include an online version of the display boards that were available at the in-person event. There will be a connected and easy to use online comment card and contact details for the technical team. The website with an online feedback form will be live until 5pm on Monday 27th October 2025.

If a planning application is subsequently submitted to Mid Ulster District Council, normal neighbourhood Notification and publicity will be undertaken at that time and you will have the opportunity to make formal representations regarding the proposal at that time.
