What is planned?
Town And Country Planning (Development Management Procedure) (England) Order 2015 Notice Under Article 13 Of Application For Planning Permission
Proposed development at: Phase 1B, Meridian Water, Willoughby Lane and Meridian Way, London, N18. The application has been submitted by the applicant Vistry Group, with Iceni Projects Limited acting as agent on their behalf. It has been submitted to: London Borough of Enfield - Planning Department, Civic Centre, Silver Street, Enfield, EN1 3XA. It seeks permission for: "Application under Section 96A of the Town and Country Planning Act 1990 (as amended) for a non-material amendment to full planning permission reference 21/04742/FUL (granted 24 August 2023) for the development of Phase 1B of Meridian Water to provide residential accommodation (Use Class C3), ground floor commercial floorspace (Use Class E), leisure floorspace (Use Class E(d)), and a medical centre (Use Class E(e)) across three buildings, including ancillary areas, roads and footpaths, car and cycle parking, public open space, landscaping, drainage and areas of temporary meanwhile uses. The proposed amendments include:
- Reconfiguration of residential units between Blocks C and D, maintaining the approved total of 676 homes;
- Conversion of all homes in Block D to Build to Rent (BTR);
- Design refinements to Block D to meet updated Building Regulations (including dual stair cores);
- Internal layout changes to improve buildability and comply with fire safety standards;
- Rationalisation of podium and servicing strategies;
- Materiality adjustments and facade refinements;
- Internal layout amendments within Block C to incorporate a second staircase, updated housing mix and internal amenity improvements.
- These changes are non-material in nature and do not alter the overall quantum of development or approved height and massing.
Any owner* or tenant** of the land who wishes to make representations about this application should write to the Council at Civic Centre, Silver Street, Enfield, EN1 3XA within 21 days of the date of this notice. *'Owner' means a person having a freehold interest or a leasehold interest, the unexpired term of which is not less than seven years.
**'Tenant' means a tenant of an agricultural holding, any part of which is comprised in the land. Statement of owners' rights
