Further explanation (not forming part of the formal description of development set out below: Phase 1 (Full Planning Application) to include 530x dwellings across Proposed Blocks A, B and C (including 65x part M4(3) wheelchair homes) – comprising apartment blocks and terraced houses. Dwelling mix of 422x Build to Rent (BTR) market tenure dwellings and 108x London Living Rent (LLR) dwellings, 134sqm (GIA) of non-residential floor space (Use Class E). Building heights from 3-storeys to 12-storeys. Public realm and access improvements, children’s play space and landscaping. Provision of 944x long stay cycle spaces.

Phases 2 & 3 (Outline Planning Application – all matters reserved) to include Up to 528x dwellings across proposed Blocks D, E and F. Minimum of 1,166sqm (GIA) of non-residential floor space (Use Classes E, F1(d), F1(e) or F2(b)). Building heights from 6-storeys to 15-storeys.

General: Total provision of up to 1058x 1-bed, 2-bed, 3-bed and 4-bed homes of which 192x to be affordable housing (20.65% by habitable room).

Total provision of a minimum of 1,300sqm of non-residential floorspace (Use Classes E, F1 or F2).

Total provision of 4,093sqm of ground level play space.

Retention of 101x existing trees and provision of 258x new trees, shrubs and plants.

Two new public open spaces (7,500sqm in total).

Up to 64x blue badge parking spaces (with 19x within Phase 1 and 13x within Phases 2 and 3 from day one)
