Development Description:
Hybrid planning application for the phased demolition of all existing structures and site preparation works and the phased construction of apartment blocks and townhouses (Use Class C3), along with flexible commercial, business and service (Use Class E) / learning and non-residential institutions and local community floorspace (Use Classes F1(d), F1(e) and F2(b)); cycle and vehicle parking, highway and access alterations, children’s play space, public realm enhancements, associated landscaping and works to trees.

Outline planning application (all matters reserved) for new residential homes (Use Class C3) and flexible commercial, business and service floorspace (Use Class E), learning and non-residential institutions or local community floorspace (Use Classes F1(d), F1(e) and F2(b)). This is an EIA application and is accompanied by an Environmental Statement.

Further explanation (not forming part of the formal description of development set out below):

Phase 1 (Full Planning Application) is to include 536 dwellings across Proposed Blocks A, B and C (including 64 part M4(3) wheelchair homes), comprising apartment blocks and terraced houses. The dwelling mix includes 425 Build to Rent (BTR) market tenure dwellings and 111 London Living Rent (LLR) dwellings. There will be 134 sqm (GIA) of non-residential floor space (Use Class E). Building heights range from 3 storeys to 12 storeys. The plan includes public realm and access improvements, children’s play space, and landscaping. There will be provision of 944 long stay cycle spaces.

Phases 2 and 3 (Outline Planning Application – all matters reserved) are to include up to 528 dwellings across Proposed Blocks D, E and F. There will be a minimum of 1,116 sqm (GIA) of non-residential floor space (Use Classes E, F1(d), F1(e) or F2(b)), and building heights will range from 6 storeys to 15 storeys.

General:

The total provision includes up to 1,064 one-bed, two-bed, three-bed and four-bed homes, of which 195 will be affordable housing (20.8% by habitable room). There will be a total provision of a minimum of 1,300 sqm of non-residential floorspace (Use Classes E, F1 or F2), and a total of 3,534 sqm of ground level play space. The proposal includes the retention of 101 existing trees and the provision of 258 new trees, shrubs and plants. There will be two new public open spaces, totalling 7,500 sqm, and up to 64 blue badge parking spaces (up to 21 within Phase 1).

This is an EIA planning application and is accompanied by an Environmental Statement.
