P2025/0158/LBC32, Britton Street, London, EC1M 5NQWorks that have been done: - Hand sand stairs and floors to clean. Minor spot repairs made (less than 1m of board used through the house). - Removal of water tank, replacement with megaflow system (no pipes replaced, just the tank itself) not exceeding the size/volume of the existing tank. - Replacement fuse board installed in basement (same equipment, no channelling or new boxing in). - All circuits moved from old fuse board to new fuse board. - New gas meter installed to replace old gas meter. - Walls sanded. - Removal of existing plaster board ceilings, leaving a 200mm frame around edges to protect cornicing. - Faulty/non-earthed/non-fire rated spot, up, and wall lights removed (to be replaced). Replacement lights will use the same position and wiring paths to avoid unnecessary fabric loss/damage. - Consent requested to replace spotlights in main circulation spaces (in place since at least 1998). Due to wood panelling throughout, additional wall lights are not possible. The ceilings are the only place to add lighting that doesn’t affect the building’s fabric. Lighting plan attached. - Plaster board on a wooden frame 150mm in front of wood panelling, fitted to floor and ceiling beams, allowing new power points to be added to the ground floor reception room with no damage to the original fabric. - Reinstall the lights (same type, same positions, and on the same circuits). - Beam inspection by structural engineer – shakes identified. - Mineral wool insulation added between Ground and First floors, and First and Second floors between joists. For acoustic purposes, all floors will be heated the same way, with no areas exposed to the outside. Meshing not required as the plasterboard is right against the joists. - Re-board ceilings with plasterboard. To do: Fill shakes on two structural beams with Rotafix TG6 Timber Grout and cure, re-plaster to the same finish, repair sockets and TV points or replace like-for-like, repaint walls using Bauwerk Limewash paint, and varnish floorboards with Mylands QD Interior & Exterior Varnish Matt (clear).
