REASON FOR HEARING

Appeal by Raybridge Stanbridge Ltd against the refusal to grant planning permission by Central Bedfordshire Council as Local Planning Authority for Outline Application: Demolition of existing building(s) and development of (i) an Integrated Retirement Community (IRC) totalling 99 extra care housing units (Use Class C2); (ii) development of 43 affordable dwellings (30% of qualifying development); and (iii) development of a 66-bed Care Home (Use Class C2), with (iiii) ancillary amenity, landscaping and green space areas, access provision, car parking and service areas and internal footpath/ movement network and drainage. All matters reserved other than access, at Land South of Leighton Road, Stanbridge.

An Inspector appointed by the Secretary of State will hold a Hearing opening on the date shown above to decide the appeal. The Hearing will be held as an entirely In Person event run by Central Bedfordshire Council.

Anyone wishing to attend the Hearing must make that interest known to the Central Bedfordshire Council’s Appeals Team as soon as possible prior to the Hearing, by emailing planning.appeals@centralbedfordshire.gov.uk after reading the Hearing Attendance Information set out below. When contacting the Appeals Team, it would be helpful if you could confirm whether you want to take an active part in the proceedings or attend only as an observer. This information will need to be provided to the Planning Inspector.

Before deciding whether to take an active part in the Hearing, you need to think carefully about the points you wish to make. All written submissions from application and appeal stage will be taken into account by the Inspector. Re-stating the same points won’t add any additional weight to them.

If you want to take an active part but feel unable to for any reason, and/or the points you want to make are not covered in the evidence of others, consider whether someone else could raise them on your behalf.
