Proposed development at Land SW Of Long Ashton Park and Ride, Off Gurney Roundabout (A370) And Colliters Way, Long Ashton.

I give notice that Epic Bristol Limited is applying to the North Somerset Council for planning permission for: Hybrid planning application (full and outline elements) with Environmental Statement for the construction of new office campus (Use (Class E(g)(i)) with associated external and below ground works. Full application (on a phased basis) comprising three office buildings, culinary building, training centre and auditorium. New accesses from the public highway, internal site roads and footpaths, public realm works, site drainage, landscaping, solar PV field, ancillary plant, servicing, and other associated works. Below ground works including ancillary plant, car, and cycle parking and geothermal borefield. Outline application comprising two further office buildings (access, layout, scale and landscaping for approval, appearance to be reserved for subsequent approval) [amended description].

The proposed development is accompanied by an Environmental Statement, is a major application, does not accord with the provisions of the development plan in force in the area in which the land to which the application relates is situated and affects a public right of way. The application was initially advertised on 16th November 2023, but following further information from the applicant, submitted under Regulation 25 of the Town and Country Planning (Environmental Impact Assessment) Regulations 2017, the Council is undertaking this re-notification.

The amended plans and further information submitted includes changes to the application boundary (the red line) due to the removal of the Long Ashton Cricket Club from the proposals, as well as confirming the purchase of additional land by Epic since the submission of the application (the blue line); the redesigning of the proposed Auditorium; amendments to the proposed Training Building; amendment to the proposed entrance 'Loop Road' in response to the amendments to the Auditorium; the removal of 'Car Park 2' previously provided at basement level within the Outline element of the proposal; and associated landscape and infrastructure amendments arising from the principal amends above. Due to the proposed amendments to the application, an Environmental Statement Addendum (ES Addendum) has been submitted. Members of the public may inspect copies of the application, the Environmental Statement, the plans, and other documents submitted with it online at www.nsomerset.gov.uk/planning and at North Somerset Council, Town Hall, Walliscote Grove Road, Weston-super-Mare BS23 1UJ during normal office hours until the application is finally determined.
