NOTICE OF THE CONFIRMATION OF A NONIMMEDIATE DIRECTION UNDER ARTICLE 4(1) NOTICE IS GIVEN that EXETER CITY COUNCIL
confirmed a non-immediate Direction (“the Direction”) on 28 March 2024 under Article 4(1) of the Order.

The Direction applies to development falling within the following class of Schedule 2 of the Order: Part 3: Class L(b): development consisting of a change of use of a building from a use falling within Class C3 (dwellinghouses) of Schedule 1 to the Town and Country Planning (Use Classes Order) 1987 as amended (“the UCO”) to a use falling within Class C4 (houses in multiple occupation) of that Schedule within the area shown edged and shaded in green on the maps contained in the Schedule of the Direction (the “Relevant Area”).

From 23 December 2024, permission granted by the Order shall not apply to development carried out within the Relevant Area described above, unless express planning permission is granted by Exeter City Council on an application made to them.

In accordance with Article 4 (2)(a) of the Order, the Direction does not affect the carrying out of development where in relation to that development the change of use occurs before the date on which the Direction comes into force on 23 December 2024 SAVE WHERE the development is restricted by the existing Article 4 Direction already in place.

Town And Country Planning (General Permitted Development) (England) Order 2015 (As Amended) (“The Order”)

NOTICE OF THE CANCELLATION OF A DIRECTION UNDER ARTICLE 4(1)

NOTICE IS GIVEN that EXETER CITY COUNCIL made a Direction (“the Cancellation Direction”) on 2 May 2024 under Article 4(1) of the Order.

The Cancellation Direction cancels the Article 4(1) Direction confirmed on 16th December 2010 which withdrew the permitted development right for a change of use of a building from a use falling within Class C3 (dwellinghouses) of Schedule 1 to the Town and Country Planning (Use Classes Order) 1987 as amended (“the UCO”) to a use falling within Class C4 (houses in multiple occupation) of that Schedule within the area shown edged and shaded in pink on the map contained in the Schedule of the Cancellation Direction (the “Relevant Area”).

Representations on the Cancellation Direction can be made between 27 May and 9am on 24 June 2024 (inclusive) by email to planning.policy@exeter.gov.uk. or by post to Local Plan Team, City Development, Exeter City Council, Civic Centre, Paris Street, Exeter, EX1 1JN.

The Cancellation Direction will come into force on 23rd December 2024 subject to consideration of any representations received during the notification period and the Direction being confirmed by Exeter City Council.
