Proposed development at Land at Grove Farm, West Town Road, Backwell.
I give notice that Taylor Wimpey UK Ltd is applying to the North Somerset Council for planning permission for: Outline application with Environmental Statement for the erection of up to 515no. dwellings with bus/emergency link, community hub, primary school expansion land, public open space, landscaping, and associated works. Means of access from West Town Road for approval. All other matters (internal access, scale, layout, appearance and landscaping) reserved for subsequent approval.
The proposed development is accompanied by and Environmental Statement, is a major application, does not accord with the provisions of the development plan in force in the area in which the land to which the application relates is situated, affects a public right of way, affects the setting of a Conservation Area and the setting of Listed Buildings.
Taylor Wimpey UK Ltd has submitted further information in support of the application (under Regulation 25 of 'The Town and Country Planning (Environmental Impact Assessment) Regulations 2017'). This comprises the following documents:
Planning Statement Revision A (This Planning Statement should be read in conjunction with the plans and reports submitted with the application, including the Environmental Statement.)
• Updated assessment of the proposed development against relevant planning policy and other material considerations.
• This is to take account of the changes to the National Planning Policy Framework introduced on 19 December 2023, together with additional commentary in respect of planning matters identified during initial consultation on the application.
• It includes revised Transport Assessment, and document updates as necessary to chapters of the ES and Plain English Summary of document.
Environmental Statement
