What is planned?

INITIAL DEMOLITION NOTICE
NOTICE PURSUANT TO SECTION 138A 
AND SCHEDULE 5A
HOUSING ACT 1985 AS AMENDED BY 
THE HOUSING ACT 2004
This Notice is hereby given by Abri 
Group Limited (“the Landlord”) of 
Collins House, Bishopstoke Road, 
Eastleigh, SO50 6AD.

Abri intends to demolish the following 
premises (“the relevant premises”), 
all of which are dwelling-houses or 
buildings containing dwelling-houses 
and form part of Sawyers Close, 
Windsor, SL4:
1-48 Grasmere, Sawyers Close, 
Windsor SL4 (48 properties)
1-48 Broadleys, Sawyers Close, 
Windsor SL4 (48 properties)
1-48 Hale, Sawyers Close, Windsor
SL4 (48 properties)
1-48 Winwood, Sawyers Close, Windsor 
SL4 (48 properties)

The demolition of the Relevant Properties is necessary for regeneration of Sawyers Close and is integral to the future plans for the estate. Any regeneration will replace existing homes with new homes and improve 
the quality of the local estate environment.

Abri intends to demolish the Relevant Properties before the end of January 2031. This is within the7 year legal time limit for this Notice to expire.

This Notice will remain in force up to and including14 January 2031 unless revoked or otherwise terminated under to by virtue of paragraph 3 of 
Schedule 5A of the Housing Act 1985.

Whilst this Notice is in force, Abri will not be under an obligation to make a grant as mentioned in section 138(1) of the Housing Act 1985 in respect of any claim by a Tenant to exercise their Right to Buy in respect of the Relevant Properties. Where this Initial Demolition notice has been served upon a secure tenant with an existing claim to exercise Right to Buy in respect of any of the Relevant Properties, there may be a right to compensation under Section 138C of the Housing Act 1985 in respect of certain expenditure incurred in relation to that existing Right to Buy claim.

The date on which this Initial Demolition Notice comes into force is 15 January 2024 this being the date on which a copy of this Initial Demolition Notice was served on the tenants and occupiers of the properties which form the relevant premises.
