TAKE NOTICE that Francis Smyth of 37 Derrylileagh Road, Birches, Portadown,
Co Armagh, BT62 1TQ has applied to the Land Registry under Section 53 of the
Land Registration Act (Northern Ireland) 1970 to be registered as full owner of the
land comprised in the above folio.
Russell Simmons (Deceased) of 2 Ripley Terrace, Portadown, Co Armagh, BT62
3ED objected to said application.
The matter is now scheduled before the County Court Judge sitting at Armagh County
Court on 7th October 2026 for mention.

In the absence of anyone to represent the Estates the County Court Judge has the
power by virtue of County Court Rules to proceed in the absence of anyone to
represent the estate. Any decision the Judge may then make would bind the estate and
any beneficiaries.
If you wish to represent the estate of either Matilda Simmons or Joseph Simmons or
retain your interest as a potential beneficiary or wish to make representations, your
presence is required at Armagh Court on 9th and 10th December 2026.
If we do not hear from you prior to said review and hearing, we will assume that you
are relinquishing any interest and proceed in your absence.
